Five Steps to Quicker Turn Times

The appraisal profession is continuously evolving. Regularly, it seems, appraisers are asked to supply extra information or have steps added to their research. All of this is to ensure their client gets the most useful analysis that can be achieved. To stay current with the constantly changing requirements, Gene Meyer Appraisals is continuously researching additional tools and tweaking processes to increase efficiency so we can do more work for our customers. At Gene Meyer Appraisals we know that time is important to everybody, so we've listed a handful of tips you can do to trim turn times on any appraisals ordered from Gene Meyer Appraisals:

  1. Are you ordering appraisals online? With online ordering, you automatically receive e-mail confirmations that the assignment was received, and fast, secure .PDF format report delivery. This tip alone will save the most time! No longer do we have to retype information from a fax, and you don't have to wonder whether the order was received.

  2. Confirm that the subject property information is accurate and complete. There's nothing like being one number off on the street address to unnecessarily interrupt an appraisal assignment. And if you have a tax parcel number, plat map number, subdivision name or anything else that uniquely identifies the property, please pass it along. We even welcome lists of recent sales in the area — though be advised that professional appraisers must always do their own due diligence on comparable sales, and ours may differ from yours.

  3. Feel free to call us at (530) 621-4122 if you have any questions about your property or an appraisal we're working on for you.

  4. Be sure to let us know about the property's unique details. It's relatively easy to appraise a cookie-cutter house. What takes time is analyzing how elements unique to a property add to or detract from what otherwise would be a property's market value. When ordering your report, let us know if there are unique elements of the home or surrounding area -- for example, it's had a recent addition put on, it's subject to zoning restrictions, and it's susceptible to flooding. These are things we'll find out on our own anyway, and knowing them as early as possible makes your report arrive quicker.

  5. Do the occupants know what to expect? Confirming an inspection time and date with the homeowner can be one of the most tedious tasks in the appraisal process. We understand that a homeowner may be uncomfortable with an outsider looking in every corner of their home, taking pictures, and making copious notes. Under the belief that it will make the house appraise for more money, many homeowners believe they should make the place spotless before the appraisal inspection . So they choose to not schedule the appointment until they can get around to cleaning.

Hearing it directly from you -- a trusted party with whom they already have a business relationship -- a little bit about the appraisal process, who we are, and especially that dusting and polishing won't make a significant difference in their home's value, will help move the process along for everyone. I encourage you to point your clients to our website, where we have several pages of relevant information for homeowners and others about the appraisal process. Have them call us if they want to meet the staff and learn more about our services. Remind them it's in their interest to set the appointment as soon as possible!

  6. Easily follow the status of your report on our website. Why are you still playing phone and fax tag when our website offers up-to-the-minute status updates available online, anytime, 24/7? As we complete each important milestone in an assignment, that information is available instantly to you online. It's never been faster and easier to keep track of the status of your report.
